What does the Fairway texture probably feel like?

Expect grip first and texture second.

FleshAssist describes soft ridges and subtle contours rather than hard-edged blocks or spikes.¹ One detailed owner report says the sleeve loosens somewhat after the difficult entrance, but remains best when working the upper half instead of forcing quick strokes through the whole canal.¹

That is not a universal measurement. The reviewer also disclosed unusually large girth, which matters a lot in a soft sleeve. Still, it gives a practical warning that the product copy does not. Fairway may stretch, but stretching and feeling good are not the same thing.

I would approach it with enough water-based lube, the end cap loose, and no rush. If the first few inches already give the pressure you want, there is no prize for hammering the full length.

Is Fairway too tight for larger users?

It may be, especially for fast use.

The most detailed public report comes from an owner who lists an eight-inch length and a very large circumference. He liked the entrance and upper-half action, but could not comfortably use the full sleeve at speed.¹ That is one experience, not a sizing guarantee. Does suction help?

Use suction as fine tuning, not as the main feature.

The standard Fleshlight case has an adjustable rear cap. Closing it increases resistance and can make a tight canal feel tighter.² Fairway already appears to provide plenty of contact, so I would begin with the cap open. Tighten it gradually only after the sleeve feels comfortable.
